不動産経済研究所が発表した7月の首都圏マンション市場動向によると、発売戸数は前年同月比44.5%減の3554戸で、7月としては92年以来の低水 準。一方、1戸あたりの価格は前年同月比0.08%アップの5309万円となった。売れ行きを示す契約率は53.5%で、今年1月以来の50%台だった。

Asahi.com reported a summary of the Real Estate Economic Institute’s “July 2008 Condominium Market Trend Report” on Aug. 14.

According to the Trend Report, sales of new condos in the Tokyo Metropolitan area fell 44.5% to 3554 units, the lowest level for July since 1992. However, average price for apartments rose 0.08% to 53.09 million yen. Contracts for the sale of condos in July was 53.5%, the first time it has fallen to the 50% level this year since January.

Taking a look at the report, you can also see a three year trend illustrating a decline in the rate of contracts for new condos (page 7) even as supply has fallen (page 8). At the same, since 2005 it appears that average condo prices have increased as well (page 6).
